Selling Your Home?: Begin Here

The below is in no way a strict timeframe, but one you can use to guide you through the home selling process. Take some ideas and streamline your home selling endeavor!

The Here and Now

There is no better time than the present to decide on a selling date, assuming it’s a fairly uncomplicated and in the same area. And while there is conflicting information on when the right time to sell is, check in with your local real estate company or agent and discuss what the foresee being the ideal time given the current local market and time of year.  

When you begin to see an end date of it all, consider things such as selling your current home and the process of buying a new one, any contingencies that might push things back on the home buyers side, and a clear schedule (free of any vacations, planned surgeries, etc).

4 to 6 Weeks Before Listing

In this window of time begin to vet the real estate agent or company you want to work with. Keep in mind this will be a person you’ll have a good deal of interaction with throughout this process, so make sure it’s a good working relationship.

You should have a sense of confidence in them and be able to trust that they’re going to go to bat for you when it comes to accepting offers and completing the paperwork.

Begin by asking for recommendations for friends and meeting with a couple of them — take your time and choose the one you really like.

Also within this window, address any small concerns — finish any painting or upgrades that you’ve been meaning to make. This, on the other hand, isn’t the time for huge kitchen or bath renovations — keep it simple and tackle only small tasks.   

One Month

This time is the time to get organized and begin moving out! Moving is an arduous process so to stay sane, calm, and relaxed, start this process now!  

It doesn’t have to be an all-out move, but just start chipping away little-by-little. Start going through closets and donating items and then pack up the items you’re not using and put them in a designated moving area.

This is also a great time to alert your neighborhood that you’re leaving, this way they can spread the word and help you market your home to help facilitate your selling endeavor.
